Do I need Planning Permission?

All development requires planning permission, but some development which is considered to be of a minor, non-contentious nature benefits from ‘permitted development rights’, meaning that it may be done without requiring a planning application to be submitted.

The links on this page to the Scottish Government website provide access to the regulations that detail ‘permitted development rights’ and to flowcharts for typical householder works that provide guidance to assist in deciding if planning permission is required.

If you are in any doubt or require any explanation on interpretation of the regulations and guidelines, then please do not hesitate to contact the Development Management Team.

If you consider that your proposal will be ‘permitted development’, you may apply for a Certificate of Lawful Development or Use. You should do so online, by using the ePlanning Scotland link on this page. This will save on printing and delivery costs.
